Workplace Defender’s Compliant Staircase Installation for JLL

Background

JLL faced a significant challenge when a building surveyor deemed a staircase within one of their tenancy offices non-compliant. The staircase posed safety risks and was barricaded off and rendered unusable, leaving the space needing a compliant and aesthetically pleasing solution. Workplace Defender was engaged to design and install a new staircase that met all compliance requirements and enhanced the office space’s interior design.

Objectives
  • Remove the existing non-compliant staircase.
  • Design and install a new staircase that adheres to current building and disability standards.
  • Integrate the new staircase seamlessly into the office’s interior design.
  • Utilize materials and finishes that provide both structural integrity and aesthetic appeal.
Design and Solution

Workplace Defender employed a meticulous approach to designing the new staircase, leveraging our proprietary components known for their slip resistance and structural reliability. The design process included:

  • Compliance-Driven Design: Ensuring the new staircase adhered to all building and disability standards, including appropriate riser heights, step dimensions, and handrail configurations and integrating opaque risers and timber elements to meet disability standards and enhance the warmth of the space.

  • Material Selection & Aesthetics: We used powder-coated elements to add a warm touch to the industrial components, ensuring that the staircase was not just functional but also visually appealing. Stainless steel tactile indicators complemented carpeted floors at landings to ensure safety and compliance with accessibility standards.

  • 3D Modeling & Visualisation: A detailed 3D model of the staircase was created and rendered to show the client different colour options and design features. This allowed the client to visualise the final product in the context of their office space before installation.

  • Installation: The staircase was installed under a building permit, ensuring all legal requirements were met. The installation was completed efficiently, minimising disruption to the office’s operations. A final inspection was conducted, and the staircase was signed off as compliant and ready for use.
Outcome

The newly installed staircase met all compliance standards and enhanced the office environment with its thoughtful design. The slip-resistant components, powder-coated finishes, and timber elements created a safe and inviting staircase. JLL was highly satisfied with the outcome, praising the seamless integration of the stairs into their tenancy office and the professional execution by Workplace Defender.
